Princes Wharf

Princes Wharf Med Transforming a  time-worn structure used for cargo shed into a seismically strengthened foundation for a multi level luxury hotel was a project that earned Buller George Turkington immense respect. The original structure, while robust fell well short of today's Building Code. Lead architect Colin Leuscke highlights how the Princes Wharf development has led to widespread professional recognition.

"Princes Wharf is an absolutely one off development that doesn't exist anywhere else in the world - it is engineered, designed and developed by local talent, the result being that it reflects what we are, not what we should be. There were no precedents sought, concepts weren't hijacked from overseas and the extremely positive/successful outcome is a tribute to everyone involved as well as those who ensured it happened this way" stated Mr Leuscke.

A further positive outcome of the project was the industry recognition awarded to David Turkington. David won the Young Achiever Award and gained a highly commended for projects $10M and over in the New Zealand Institute of Building / James Hardie Awards for Excellence in the Building Professions.

The total redevelopment boasts 300 residential apartments, 14,000 sqm commercial space, 680 carparks as well as cafes and restaurants. To meet the requirements of today's Building Code 15 new groups of raking piles were fixed to the underside of the wharf via energy dissipaters. Seismic strengthening meant that the 2000 existing piles were untouched.

Botany Town Centre

Botany

One of Auckland's greatest shopping experiences that has leveraged from massive urban sprawl has been the Botany Town Centre. The single level retail complex extends over 17.5 hectares and has 128 specialty tenants, 13 large format tenants and 2 major tenants."

The design ran parallel with construction.  This enabled the designers to combine the structural expertise of Buller George Turkington with the builders Mainzeal Construction and the Architects Hames Sharley to achieve a ready to build economic structure.

According to Philip Littlejohn, Project Manager, Bovis Lend Lease; "When construction is already in progress, the consistency in quality and timeliness of delivery of the structural information is critical.  Buller George Turkington were exceptional in this environment, providing the necessary resources and expertise to ensure that all necessary deadlines were achieved."

Novotel / Ibis Hotel Greenlane

Novatel 3DBuller George Turkington used their 3D project modelling package to the fullest extent for the  structural documentation of the Novotel/Ibis Hotel in Greenlane, adjacent to Ellerslie Race Course. By sharing co-ordination views at an early stage of the design process other consultants were assisted in the development of their designs and early warning of potential issues were gained. The ability to view details from any angle at any time was also beneficial as complicated joints and corners could be more fully discussed and this enabled more difficult decisions to be made with confidence. Downtime, while waiting for details of required changes to structure, was reduced to a minimum as any modifications required during the construction process could be done quickly and accurately with fully updated documentation provided almost immediately.

Novotel Ibis 2The Ibis wing offers 3 star accomodation and the Novotel offers a 4 star alternative. Built on the same location the hotels, designed by architects Group CDA and run by the Accor Group, include a total of 247 rooms, conference facilities as well as restaurants and bars. Features of the Ibis wing include two suspended floors, concrete shears/walls forming the external shell. The more complex Novotel wing involved 5 suspended floors a combination of structural K braces and moment steel frame plus a proprietary hi-bond floor.

Buller George Turkington worked closely with panel fabricators to overcome challenges such as the weight of the structure, limitations on panel sizes and weight due to transportation and lifting. The precast panels featured a mix of exposed aggregate and plain painted concrete panels as exterior cladding for the two buildings. The significant dimensions of some panels meant that aggregate had to be carefully scaled with exactly placed relief joints and detailing to create a more aesthetic appearance and to comply with the Resource Management Act requirement for a subtle and complimentary relationship with the surrounding environment.
